The Grand, one of downtown’s biggest historic preservation projects ever, opens this week following a $65 million renovation that’s transformed a 1962 office tower into a stylish “Sixties Modern” living environment.
The 201 apartments in the former Traders National Bank Building at 1125 Grand are 20 percent pre-leased and interest has been strong, boosted by several networking events hosted at the building, said Mark Moberly of Sunflower Development Group.
“It’s part of our marketing effort while leasing up,” he said. “We want eyes on the space.”
And it is a visual treat, from a bright, spacious modernist lobby that Don Draper of “Mad Men” would recognize to the rooftop pool that offers a panoramic view of the surrounding downtown skyscrapers and beyond.
The interior design of the lobby and other common areas was done by the Lowery Design Group and have a cool, crisp feel that’s accented with contemporary art and mid-century modern furnishings.
There’s a 600 square-foot coffee shop in the works that also will feature a drive-thru lane, and another 7,000 square feet will be available for office leasing.
Below it is Club 1125, the social hub of the 21-story building. Its amenities include a fitness center, yoga studio, lounge, kitchen and a theater space and bar in the former Traders Bank vault.
Its star attraction is a digital sports lounge that features a sophisticated sports simulator where residents can practice golf, basketball, football and 10 other sports including Zombie dodgeball.
There’s a 1,950 square-foot penthouse unit on the fourth floor with a 1,200 square-foot balcony overlooking the Sprint Center and Power & Light District. Two other 1,650 square-foot penthouses with private balconies are on the 21st floor.
About three-fourths of the units are one-bedrooms with monthly rents starting at $1,425. Rents for two-bedroom units start $2,000. Rents increase incrementally the higher up in the building you live.
Units come equipped with a washer-dryer, large, walk-in closets and top of the line appliances.
Parking is not included in the rent. The Grand has 66 surface-lot spaces across 12th Street that rent for $75 per month, and 80 spaces in the attached garage going for $125 per month.
A group comprised of The Grand ownership also bought the Wall Street Tower garage across Grand and has 280 spaces available for tenants. There also is complimentary guest parking, and inside the garage is a complimentary tire pressure pump and vacuum.
Other amenities include a bike share for residents, and a connected outdoor dog park and “paw spa.” Residents also are entitled to two, free group fitness classes per month.
Block Real Estate Services co-developed The Grand with Sunflower, and Block Multifamily Group will manage the property. The architect was Helix Architecture + Design, and the contractor was Titan Built.
