Why is using a Realtor important when it comes to buying or renting a place? First of all, you want someone representing your interests.
When you’re looking for place to live, whether to rent or own, it’s smart to be represented by a Realtor because when the deal is done, it’s the seller or landlord who covers the cost, not the buyer or renter. You can basically get a real estate expert for free, so why go it alone?
That’s the advice of Christina Boveri, a longtime Realtor who’s firm, Boveri Realty Group, has specialized in properties throughout the core neighborhoods of Kansas City for more than 20 years, particularly greater downtown.
“It’s in their best interest to have representation because it’s free to them and it makes sense to have representation,” Boveri said.
“A lot of people find a property on Zillow and think they can avoid a commission,” she said. “If they think they’ll save money because they’re not represented, they’re wrong.
“The commission agreement with the seller was put in place before the property was listed.”
The agents at Boveri Realty strive to find the perfect place to live for their clients. They provide objective advice, so if you’re unsure you want to rent or purchase, they can show you properties and walk you through the process for either option.
That ensures you find the place that is right for you.
Using an agent can also save time.
They can narrow down your search to the properties that best match your criteria, often finding unique spaces that may be hard to find on your own. Using an agent can also help to avoid rental scams that have become more prevalent online.
The bulk of properties Boveri Realty handle are located between the River Market and Waldo neighborhoods of Kansas City but most of her staff is licensed to work in both Missouri and Kansas.
Boveri said the greater downtown rental market remains robust, although with all the new properties coming on line, the occupancy rate has softened to about 85 percent.
“With all the new properties downtown, it makes sense for us to help them sort out their options,” she said. “We represent a mix of rentals and condos.”
Boveri suggested anyone interested in living on downtown’s West Side neighborhood would enjoy the “Taking a Walk on the West Side Tour” this Sunday from noon until three.
It’s a fun way to check out a historic neighborhood known for its multi-cultural atmosphere, and great restaurants and shops.
The event includes open houses at several homes: 1718 Summit, 1728 Summit, 1630 Jefferson and 1637 Jefferson.
Here’s a sample of rental properties Boveri works with downtown:
